How to sell your home without an agent

When it comes to selling your home yourself, without an agent, people feel somewhat nervous; can I meet and greet people, can I negotiate, what if the legal documents aren’t up to scratch?

Well it can be done, and successfully. I spoke to Pauline Cosgrove, who told me an inspiring story about how she sold her home without the help of a real estate agent. So, before you call in the troops to sell your home, read on. And even better, you can save anywhere from $7,500 to $11,000, depending on the agent you commission.

When I spoke to Pauline about the ins and outs of selling their property, she was really candid. “All the help I wanted was provided by and it only cost me $900.” Hmmm, a far cry from anything up to $11,000! It certainly is worth the effort. She went on to say, “There were other expenses involved, like getting the contract drawn up by a lawyer, but it still works out as a saving compared to using a real estate agent.”

“The other thing you need to know is that real estate agents aren’t necessarily the best people to give all the background info on your home to. For them it’s a transaction. They bring a proposal and there is no hope of getting over the line. When I’ve dealt with real estate agents in the past I’ve been really disappointed, which is why I took it upon myself to sell our property.”

Pauline arranged everything that was needed in order to sell her investment property, which was situated at 8/130 Crimea Road. Pauline and her husband Kevin bought the property in 1982, which in her words, “It seems like such a long time ago now!” She went on to explain, “Of course I travelled to Marsfield to get the place ready. Like tidying up and making the inside presentable. I also made sure that the garden was watered, so the plants looked at their best,” Pauline added. “In fact I got one of the people in the complex to give me a hand and water the garden when the temperatures soared last week.” This is an important part of getting your property ready to sell, as they say first impressions last, so make your property appealing and give it that all important pavement appeal!

“This is not rocket science. All you need is some confidence as well as will power,” she said as she laughed with genuine pride. “And, we got exactly the price we were asking for.”

In order to successfully sell your property, it’s a good thing if you feel comfortable enough with people to meet and greet as well as negotiate the best possible price. However, it’s not all it’s made out to be by real estate agents. Judging by Pauline’s success, it’s clearly not all that difficult.

So, if you’re looking to sell, consider all your options, don’t just dive for the phone and call every real estate agent you know.
